Yes, It’s All About The Transaction But, I Need Some Knowledge, Experience, And Help From The Tribe!

I have written in the past many things about the transactional part of #CRE. It the basis of almost all things that help #CRE make money. I have also written about some up and coming companies (TenX, Opendoor) who are doing the entire thing themselves or at the very least getting there. And spending billions to do it?

BUT, what I am after is YOU. I want YOU and your take on all of this!

What I also want is someone or everyone to tear apart each piece of the transaction and tell me why it will stay the way it is or why it may or may not just fade away.

So how will this work?

Let me give you an easy example of what I’m trying for. Let’s start with Title. Title is a HUGE business, many say it may change or go away forever. It’s almost always the first thing mentioned in any media (see what I did there) as the most likely candidate to be disrupted. Maybe that will be blockchain, maybe that will be some sort of SaaS platform that allows ……..what? What are the title companies doing themselves to stay in business now, or are they changing and adapting? Is it even possible to innovate or maybe they should just flat out bail? I would love to get some kind of feedback or article from a title company. How about from a brokers point of view? How about a blockchain startup who thinks they have it all figured out? I’m open to all.

See the point I’m going for here?

An open forum and platform for discussion. Your point of view for any and all the world to see.

My further thoughts are this when I said tear apart the transaction I’m thinking piece by piece or maybe more like segment by segment.

And I see those segments as follows:

Discovery

Marketing

Contracts/documents.

Negotiation

Underwriting.

Finance

Permits and approvals

Due Diligence

Final Closing

Did I miss anything? Am I way out of order? Do you have an opinion on more than one segment? How about the whole thing?

Take your pick or go for it all.

Now, some of us can write better (wink) than others but don’t let that stop you. I will try and curate any and all that I can.

I plan to post up whatever I get and when I get it. Remember I post twice a week. Sundays and Wednesdays.
